Rates are likely to remain fairly steady through the rest of the year, while home prices are expected to continue growing at about the pace we’re seeing now. In other words, we’re not anticipating any major swings in either direction.

But a steady market doesn’t mean you’re out of options. Buyers and sellers can still make smart moves and position themselves for the best possible outcome — it just takes the right strategy for the market we’re in today.

✅ Not every preapproval letter represents the same amount of review.

One may be based mostly on information entered into an online application.

Another may include a review of:

✅ Credit
✅ Income
✅ Assets
✅ Debts
✅ Documents supporting the application

Neither letter guarantees final approval. The property, appraisal, title, underwriting, and any changes in the buyer’s situation still matter.

But a careful review before the offer can uncover problems while there is still time to solve them.

Buyers should ask what was actually reviewed.

Agents should know who will answer the phone if something changes during escrow.

A strong preapproval is not about getting a letter out quickly. It is about making the letter dependable.

I make my living helping people obtain financing.

But sometimes the responsible advice is to wait. ⏳

Maybe the closing costs outweigh the benefit.

Maybe the new payment would create more pressure than relief.

Maybe a little time could improve the options.

Or maybe there is not a clear exit strategy yet.

Finding a program is only part of the job. The bigger responsibility is deciding whether using it makes sense.

🏡 NEED ACCESS TO YOUR HOME EQUITY? DON'T REFINANCE TOO FAST. 💡

Imagine you have a great interest rate on your first mortgage, but you need to access some of the equity you've built in your home.

Your bank might suggest one solution:

“Refinance your entire mortgage.”

But that doesn't necessarily mean it's your best option. 👀

Depending on your financial situation and goals, alternatives such as a HELOC, fixed-rate second mortgage, Home Equity Investment (HEI), or another equity solution may allow you to access funds while keeping your existing first mortgage in place.

Why does that matter?

If you replace a low-rate first mortgage with a new loan, you could end up paying a higher interest rate on your entire mortgage balance, rather than just the additional funds you're looking to access.
