Put Your IRA to Work with a 12.75% Performing First Mortgage Backed by Real Estate.

Replace market volatility with predictable passive income. This owner-occupied first mortgage offers strong monthly cash flow, real estate collateral, and flexible exit strategies—making it an excellent addition to a Self-Directed IRA focused on long-term wealth creation.

🏡 PARTIAL NOTE PARTNERSHIP OPPORTUNITY 🏡

NAP Nation is currently structuring a collaborative investment opportunity on a performing 1st position mortgage note secured by property in Wellston, Oklahoma.

One of our members has already committed approximately $20,000 toward the acquisition as part of a family wealth-building strategy, and we are now looking for a funding partner for the remaining position.

What makes this one interesting?

✅ Performing 1st lien note
✅ Long-term occupant since approximately 2012
✅ Converted from rental to mortgage in 2024
✅ Strong payment history and borrower attachment to the property
✅ Approximate monthly P&I payment of $669/month
✅ Double-digit projected returns

Structure Highlights:

🔹 Investor A (Committed)
30% Partial Position
~$20,000 Investment
~12.05% Estimated Yield

🔹 Investor B (Seeking Partner)
70% Majority Position
~$43,000 Investment
~13.09% Estimated Yield

This is one of the advantages of note investing — the ability to structure opportunities creatively while building passive income and spreading risk across multiple investors.

Smaller investment. Strong returns. Lasting legacy.
