I thought I’d be signing a hundred forms, one loan for the build, one for the mortgage. Nope. With a one time close it’s one application, one approval, done. (I’ve filled out longer forms at the DMV 💀)

A 50-year-old housing rule got repealed this month. Almost nobody’s talking about it. 👀

For 50 years, every manufactured home had to be built on a permanent steel chassis, the thing that made “manufactured” mean “trailer” in your head. A new federal law just made it optional.

What that unlocks:
✔️ Real two-story homes
✔️ Designs that fit a normal neighborhood
✔️ Higher FHA loan limits coming

The honest part: this doesn’t hit your closing table overnight. The agencies still have to write the rules. It’s the direction, not a done deal.

Respectfully… red card, ref. Here’s the real story: a One Time Close loan means eligible buyers may be able to roll land, home, and construction-related costs into one loan, one approval, one closing. That’s it. Building or placing a home this year?
