We past electrical (partial) and structural inspections, beam is good. Now we move to sheet rock tape and float and texture. We are getting closer and closer. Thanks God for his blessings. So much open space now πŸ˜‰.

Hello family and friends just wanted to provide and update on our project everything is going good so far we were able to finally get the beams and have installed and opened the house. We are very happy with the progress made. Thank God for everything we have and do in his name. Now to go for electrical and plumbing. Then we should be ready to close up paint and floors. Here we go full steam ahead πŸ˜„πŸ˜„

Join us on our new project, we Officially started on JAN 11. Permits were submitted everything was on point with the city, on day 2 of the project city comes in and puts a warning on our dumpster stating that the city of Universal City has a contract with waist management and that I had 48 hours to move it out. I lost $339 on that situation and then $518 for the new allowed dumpsert πŸ€¦πŸ’†. Well lesson learned after that little hick up now we are moving forward with the project and so far everything is going well :) below are some before and current progress pictures.Stay tunned for more updates Thank you and have a blessed weekend.

Good Morning Everyone, I knowit has been a little while since I've been on my page. I have been focusing on the business and dealing with a couple of lessons that life threw at us. Now to continue where I left of. After completing the remodel and passing all the inspections my wife and I decided to list the property on our own , but we were not successful with that idea. We decided to take it of the market and listed for rent. Well we did and we used a realtor to listed for rent and everything seem to be going well,She brougth us a couple that was very intrested in the property for rent. I used ny owned tool tu run backgound checks and found out that the Male had a 430 credit score, to what he claimed was identity theft and the female had a 736 credit score. So i requested a face to face meeting because I believed in second chances. Well My wife and I met them at the house and from the beginning my wife had a bad feeling, she started asking hard question investigating on the story of identity theft for his credit. Well I kept interrupting her, because it was getting uncomfortable for all of us. When we went home she told me:" I don't like them as renters I have a bad feeling " Well I didn't listen and had them signed a lease(Never making that mistake again) On the day of the moving I only see him he stated that home and the female had an issue but she will come around, so I let him move in and long behold the nightmare starts. He paid the first month, second month he was late and third month around, beginning of covid, no payment I called texted to try to work with him nothing he ignores my calls, text ect. After 45 Days I decided to evict him. It was not easy and it took a long time, but court ruled in our favor and we had him out of the house 90 days later... Got him out cleaned the house and got it rented again, but this time I hired a property manager she was good and got us great renters,but then with theese renters the house started giving me plumbing issues $2600 later got everything fixed, but the renter was already upset and then they had insulation on the carport near the fence with gas cans on top. Mind you they rented my house, because they burned there own house down and where waiting on insurance to repair it. So we asked them to move those items in to a storage. Well that was the last drop on the cup. They moved out the following month. So we decided to sell and hired an amazing realtor Sandra Rangel. She worked the house and in only one day of listing it, we were under contract, later sold and got funded. Thank God for the expiriences that make us stronger and smarter to keep working the business and feeding my entrepreneur spirit.
