You got the keys. Before the boxes take over, here's the first-week walkthrough most San Antonio owners never do.

Day one: photograph or video every room, floor, appliance, roof face, and exterior wall. A dated record of how the home arrived protects you if a question comes up later.

Walk the house with the inspection report and seller's disclosure in hand. Confirm what was flagged as repaired, test every outlet, faucet, toilet, window, and door, and note anything that doesn't match. Small surprises found in week one are easier to handle than surprises found in month six.

Press the test button on every GFCI outlet (kitchen, baths, garage, exterior) and check the dates stamped on the back of smoke and CO detectors. Sealed ten-year units expire too, and the batteries were last changed by someone you never met.

Find the water meter and watch the leak indicator with everything off. A moving dial in an empty house means a hidden leak is quietly running up your first bill. While you're at it, buy a multi-pack of HVAC filters and write the size on the utility room door.

And the San Antonio special: manage moisture around your foundation. Downspouts should discharge a few feet from the slab, soil should slope away, and during dry spells keep the ground near the foundation consistently watered. Clay soil moves with our wet-dry swings.

A rate lock is exactly what it sounds like: your lender holds your quoted interest rate for a set window, most commonly 30 to 60 days, while your loan moves from application to closing. Lock and the rate is yours even if market rates climb before you close. Float and you're betting rates fall, and if they don't, your budget absorbs the difference. With 30-year fixed rates running in the low-to-mid 7% range as of late October, the stakes are real.

What a lock protects: your quoted rate, for the lock period. What it usually does NOT protect: you, if closing slips past the lock expiration. Extensions are often possible but may carry a fee, so build realistic timing into your contract.

Ask your lender before you lock:
- How long is the lock, and what does it cost?
- Is there a float-down option if rates drop before closing?
- What happens, and what does it cost, if closing is delayed?

The other half: the 2-1 temporary buydown. The seller or builder contributes funds that lower your payment by 2% the first year and 1% the second, before the note rate returns to full in year three. On a roughly $303,000 San Antonio median-priced home, that escrow deposit can run in the neighborhood of $6,500 to $7,000. Genuine payment relief, but temporary: run the numbers at the full payment, not just year one.

Negotiation note for this market: with about six months of inventory and homes averaging around 88 days on market, sellers have real motivation to make deals work. A seller-paid buydown or a closing-cost credit is a legitimate ask, and it belongs in your written offer.

Big picture: a lock manages your risk during the transaction. A buydown manages your first two years of payments. Neither fixes a payment you can't afford at the full rate.

General education only, not lending or financial advice: terms vary by lender, loan, and day. Confirm with your licensed mortgage lender early.

A title commitment is more than a stack of paperwork. It shows what a title insurance policy may cover and what it won’t.

Title insurance can help protect against certain ownership-history problems, such as undiscovered liens or unpaid taxes, recording errors, and forged or missing documents. A lender’s policy is usually required by the lender and protects its interest. An owner’s policy is optional in Texas, but worth discussing because it can protect your ownership interest, subject to the policy terms and exceptions.

When reviewing a Texas commitment, look at:
• Schedule A: parties, property’s legal description, and proposed coverage amount.
• Schedule B-I: requirements to meet before the policy can issue, such as paying off existing liens.
• Schedule B-II: exceptions the policy won’t cover, which may include recorded easements, mineral-rights reservations, restrictive covenants, and HOA documents.

Buyers: review the commitment when it arrives. Ask the title company to explain unfamiliar exceptions, including survey exceptions, and what endorsements may be available. Discuss concerns with a Texas real estate attorney. Sellers: gather lien payoff information early to help avoid closing delays.

Timelines and requirements vary by property and transaction. This is general education, not legal or financial advice; consult your title company and attorney about your situation.
