We had our largest offer to date fall through last week. I am guilty of posting only positives here. Perception is reality sometimes and the perception is that everyone on social media is winning, which feels demoralizing for those that don't feel like they are. I was not winning last week, for the record.

It's hard. Life is hard. We don't like to celebrate our losses and the hours we feel we wasted. We share anniversaries, not arguments. Wins, not losses. Trophys, not tears. But the hard days probably build us more than the easy days. I probably won't start sharing arguments but they still are happening, I assure you. Life is not perfect, but it is beautiful!

It's a new week! I am using that small defeat as motivation going into this week. Feel free to use my failure as fuel if you need some.

We have been paid off on several Private Money Loans in the last couple of weeks and want to lend it back out. We post here because we'd rather loan to friends than strangers. This is short term (up to 12 months) lending.

Great reminder to help conquer self-doubt and disregard critics. "The Man In The Arena" by Theodore Roosevelt circa 1910. Always helps me when fearing criticism for trying something different or doing something that scares me. Failure is better than not trying and sitting on the sidelines of life. What say you?

How to protect your investment in lending deals???

For lending on rehab projects, we visit the property in person for construction draws. This protects our funds and our partner's funds. These are repeat borrowers who do great work but we still check in.

They upgraded the water supply line to improve flow for their end buyer and tunneled to replace all drains after foundation repair was complete. Sheetrock is up and now the changes will start happening fast!

Our collateral is getting more valuable by the day. Working with great borrowers makes it easy. Hope this helps if lending interests you.

I have adopted a saying that “it’s always a bad time to buy real estate but buy it anyway” This comes from about a dozen years of buying it and about a dozen years of someone telling me I shouldn’t.

First it was because 2008 was in the not-too-distant past and people thought there was another collapse coming. Next was that prices were too high to make sense (despite very low interest rates). Then it was that we were in a pandemic and we were all going to die (or at least tenants weren’t going to pay). Now we’re seeing high prices AND high interest rates. What are we to do?
