Today we closed on 2 properties which both have 2 houses on each lot, so really we acquired 4 rental houses today.

One property has two 2/1 houses which we bought for $138k and the other property has one 2/1 house and one 1/1 house which we bought for $100k.

We raised the money from three different lenders to do the whole deal to include sales price, closing costs and money for rehab.

We plan to raise more money this year and continue the growth of the portfolio. Let me know if you are interested in partnering in some capacity whether it’s putting your money to work as a lender, joining forces to do deals together, or even have a desire to learn property mgmt and get into the nitty gritty of the business itself.🥳🤩

As many of you know, we have been in Real Estate for 10 years now.🤯 I am a licensed Broker and love to help individuals buy and sell, but our main focus is our investment portfolio. We do this full time together as buy and hold investors and our main focus is on cash-flow and obtaining financial freedom.

We purchase all of our properties with private money from individuals in our lives that have money sitting in their self directed IRAs, they obtained it through inheritance, they sold a property or just have just been saving up for a rainy day and we put their money to work for them.

Every year as a way to say THANK YOU we host a private sit down dinner at a nice restaurant with a full meal and an open bar (they love the open bar part 😂), we hire a photographer to capture the evening and we give our thanks to them for allowing us the opportunity to be good stewards of their hard earned money and show them the impact we made over the year and update them on what we plan to do moving into the future.

I had been looking through our photos of that evening and realized I never posted them back in July. This is from our dinner in 2024 and I look forward to 2025!

Marco and I are selling our 7 unit apartment complex for an investor looking to cash flow. All units are currently rented, no vacancies and everyone is on a lease until 4/30/2022. Foundation was fixed, water lines were replaced, all units upstairs were completely remodeled, all window A/Cs were replaced 2 years ago. There is a shed on the property for additional storage or a potential 8th unit and the property has been fully stabilized with a monthly NOI of $3,719. We are selling at a 7.5 cap rate. We just sold one of our investment properties today. We purchased this property in August 2018 for $62k and today we sold it for $161,500. Talk about profit! Our two private money lenders were quite happy with their awesome rate of return and consistent monthly cash flow. We absolutely love making it a win-win for everyone involved. And at the end of the day, the buyer has a nice house, and we helped the neighborhood by revitalizing the home! 🏡💰❤️

We visited the three multifamily properties we recently closed on. Our strategy has been to off load some single family properties while the market is hot, and redeploy our funds into larger income producing properties. Cash flow is always our long term focus. Financial freedom is our end goal. Every asset we add to the portfolio is more freedom at the end of the day. Life is hard no matter what you do, but I’d rather be working towards my early retirement and my dreams than work for someone else’s dreams. 💯

They are all excited to be on this journey of growth with us and collect their monthly mailbox money with interest. This property is near UTSA and St. Phillips so it would be the perfect rental for college students! Just purchased another investment property where we closed in 4 days! It’s all about being able to put the right pieces in place and getting creative about financing.
