Welcome, February! The month of love. Around this time, people celebrate their relationships and friendships and buy something special for that particular person in their lives that makes them feel special.

How about we change things up? What do you love about yourself? What goals have you accomplished, and when did you last celebrate them?

Forget the fancy gifts and focus on your humanity. Reflect on what you love about yourself and how you can become a solid person. So all of your insecurities wash away. You become your light and the light that people want to be around.

FHFA announced that they were raising the conforming loan limit on single-family residences to $726,200 (in most U.S. counties, specific limits in high-balance markets may be higher).

What does this mean to all home buyers?

Conforming loans are loans that meet Fannie and Freddie's guidelines. Anything above conforming loan limits becomes a JUMBO loan, which could come with a higher interest rate and a larger down payment requirement. If you plan to buy a home soon, this loan limit increase may allow you to get a loan with better terms. As long as the loan amount stays below the conforming loan limit, your loan will not be subject to additional guidelines.
