📊 Monday Market Update: Contradictory Reports, Uncertain Rates 📉

We've got some mixed messages in last week's housing market reports that we need to unpack. 🏠

Conflicting Housing Reports.
Two reports recently came out that seemingly tell different stories about the health of the housing market. The New Residential Sales data from the Census Bureau points to a stable and improving housing market. On the other hand, Pending Home Sales from the National Association of Realtors paints a less rosy picture. What gives? 🤔

Here's the breakdown: New homes are indeed being built and sold, thanks in part to rate buydown incentives by builders. But when it comes to existing homes, inventory is nearly non-existent. People are hesitant to sell and give up low mortgage rates only to buy a new home at higher rates.
