**ATTENTION REALTORS & HOMEBUYERS – IMPORTANT FHA UPDATE**
Big change just announced from HUD:
**Starting May 25, 2025, non-permanent U.S. residents will NO LONGER be eligible for FHA-insured loans.**
That means if you're working with a client who is not a U.S. citizen or a lawful permanent resident (green card holder), **they must be under contract and have an FHA case number ordered by May 24th**—or they’ll lose eligibility for FHA financing.
As a mortgage broker, this is a major shift that impacts both how we qualify borrowers and how we guide our clients through the process. HUD is emphasizing that lenders must verify **lawful permanent residency**, and just having a Social Security number is not enough.
This move is aimed at aligning with current federal policy that prioritizes FHA access for citizens and green card holders only.
**What you need to do:**
- If you’re a realtor with clients on visas or other temporary statuses, reach out ASAP.
- If you’re a buyer in this situation, time is of the essence — let’s talk NOW and get you on the path to homeownership before this deadline hits.
