As temperatures drop, it's essential to take proactive steps to protect your property from the risks of winter freezes. Frozen pipes are one of the most common issues during cold weather leading to costly repairs and increased loss ratios if not addressed.

1. Insulate Your Pipes
Use foam pipe insulation to cover exposed pipes in unheated areas like basements, crawl spaces, garages, and attics.
Pay special attention to pipes near exterior walls or windows, as they are more susceptible to freezing.

2. Let Faucets Drip
Allow a slow drip of water from faucets connected to exposed pipes during extreme cold.
Moving water is less likely to freeze, and even a small flow can prevent pressure buildup that leads to bursts.

3. Seal Drafts
Check for and seal any gaps or cracks around windows, doors, and where pipes enter your home.
Use caulking or weatherstripping to keep cold air out and protect interior pipes.

4. Keep Indoor Temperatures Consistent

Familiarize yourself with the location of your main water shut-off valve.
In the event of a pipe burst, shutting off the water quickly can minimize damage.

7. Monitor Your Property
If you’ll be away for an extended period, ask a neighbor or friend to check your home regularly.
Alternatively, consider installing smart water sensors to alert you of leaks or freezing temperatures.
