The VA Loan has benefits that are unique and that other programs just don’t offer.

The VA Loan allows you to ask the seller to contribute money at closing for debt payoff. That means when you get ready to submit an offer you can ask for a specific amount up to 4% of the purchase to payoff a debt at your closing.

We’re talking things like:

▫️Car Loans
▫️Personal Loans
▫️Early Lease Break Fees

By requesting the seller to provide these concessions could help you qualify by lowering your revolving monthly debt.

This has to be negotiated when purchasing, which is why working with the right professionals matter.

It’s surprising how many people didn’t know this about VA Loans.

I see many homebuyers leaning towards buying New Construction and there’s nothing wrong with that. Some builders are offering some good terms.

What happens is as a homebuyer you get excited about the house and forget to ask the right questions. I’m not talking about the paint choice or which countertops are best. So you tend to miss the important financial conversations.

When you work with the builders in house lender you have to remember they work for the builder. Many of these in house lenders are showing you these low monthly payments. They are doing this by only using the property current property tax assessment.

Well that assessment is the land only tax assessment. Not the new improved tax assessment, since the land now has your house on it. Once the county catches up and updates your property tax assessment your payment as a result will increase as well.

No your mortgage didn’t go up, your property taxes increased. Some homeowners have seen this increase their payment by $200-$400 a month.

Buying new construction homes isn’t bad, just make sure you choose your lender wisely.

I’ve found that traditional networking isn’t my thing. Some of my best business relationships have come from my hobbies. Not from meeting for coffee or in room full of people with small talk and drinks.

I’m meeting others while doing the things I want to do and at places I want to be at.

There's a misconception that you need perfect credit to use your VA Loan. That's just not true.

Each lender has their own requirement.

Sure the score is important, but what matters more is your payment history.
