What do you put in Special Provisions in your Real Estate Contracts?

I Recently received the longest Special Provision on a real estate contract while buying a house $30-110k purchase price in San Antonio. End Buyer.

Totally understand covering yourself is good business but I've just never had to take out the magnifying glass to read it….made me think; What is one thing you always make sure to do in Special Provisions in your Real Estate Contracts?

Here's mine

One thing I always include in special provisions depending if I’m buying or selling is; (Buyer/Seller) agree(s) to pay all standard closing costs (i.e. Title Insurance, Deed Preparation, Recording & Escrow Fees).

Seller pays Proration of Property Taxes, Delinquent Taxes; any encumbering liens on the property & any expenses for curative matters in order to clear title.
