I'm so excited for Neeko and his growing family! It was his first time buying a home, and he didn't know the process. One of my favorite things about helping someone buy their first home is explaining the myths and misconceptions.

Myth #1 - I need a 20% down payment before I can purchase a home.
Not true! There are lots of good options to help cover the down payment for you.

Myth #2 - I need to wait to buy until the rates go down.
Waiting only means you'll be fighting against more buyers if the rates ever go down substantially. Plus, right now we can get sellers to do more repairs, and often we can get your closing costs covered. Pair this with a down payment assistance program, and we've helped many people into a home with no money out of pocket. Start building equity now and stop paying rent.

Myth #3 - I need to pay down debt and work on my credit first.
Sometimes this is the case, but setting an appointment to meet with me now means we can build a game plan. Sometimes, totally paying off all your debts can backfire, and what might have only been a month or two to get ready could turn into many more months.

I’ve known Renae Morey for years. She and her late husband were the owners of Morey’s and my band, Brushfire, has played there many times over the years. About a year ago, Renae reached out to me because she was considering selling the business. It just wasn't the same since her husband passed and running the business was taking a lot of time and energy from the family. She felt it was time to let Morey’s go and focus on other things.

About two months ago, we met to discuss her options. We discussed everything including the best way to handle the sale of the building and the business. They worked to gather financials and less than a month ago, we listed it for significantly more than what she had originally thought she could sell it for.

About 110 million roses are sold on Valentine's Day every year. The interesting part is that receiving gifts is the lowest-ranked act of receiving love according to "The 5 Love Languages" book by Gary Chapman.

So, while many are thinking they are winning their loved one over with flowers and candy, they actually would have been successful making their Valentine feel loved in a different way, like a handwritten card full of reasons they love them, coming home to dishes done and the bathroom cleaned, or a dinner date full of meaningful conversation.

My wife’s top love language is acts of service, so for Valentine’s Day (and every day if I’m smart šŸ˜‰) I will make sure the trash is taken out, things around the house are picked up, and the dishwasher is unloaded. Home smell like a pet store (or worse)? I was talking to a seller recently, and they asked me what the ONE thing they can do to prep their house for sale is. I simply answered, "Clean it."

In my experience, I've seen houses get sold for 10% or even 15% less than what they could have sold for simply because it smelled like the cat litter aisle. I won't take up too much of your valuable scrolling time to explain this, but the power of smell cannot be underestimated:

- Studies show that 75% of emotions are triggered by smell, which is linked to pleasure, well-being, emotion, and memory. Make a lasting memory and prioritize cleaning/staging a smooth scent when you show your home.

- The sense of smell is the first of all of our senses to develop. Even before we are born, our sense of smell is fully formed and functioning. Connect your buyers with their ORIGINAL sense and don't let your home be offensive to it.
