Tips for Home Buyers from Insurance standpoint. Today's subject is the 'roof'.
When looking to purchase a home, the condition of the roof is very important, not only to the overall condition of the home, but also from an Insurance Standpoint. Replacement coverage is getting harder and harder to get on homes with roofs over 10 years old. Therefore, ACV (actual cash value) is usually added to those risks. So while inquiring about the home, it's a good practice to ask the seller the roof age of the home. Also, when looking at the home, be on the lookout for the overall condition of the roof, whether it has missing, lifting or curling shingles as these conditions will most likely come out once the purchase is made and the Insurance Inspector come out. This is definitely NOT a deal breaker as A lot of times a 'motivated' seller would be willing to negotiate a roof replacement into the purchase deal which would greatly improve the looks and integrity of the home and definitely improve your chances of getting a great Insurance Premium on you Home Policy with the 'Replacement Cost' option included.
