 🏡 Could a 2/1 buydown make your first 2 years of homeownership more comfortable?

A 2/1 temporary buydown reduces the payment rate for the first two years of the loan:

Year 1: Payment based on a rate 2% below the note rate
Year 2: Payment based on a rate 1% below the note rate
Year 3 and beyond: Payment returns to the full note rate

For example, with a 6% note rate, the payment would initially be calculated at 4%, then 5%, and finally 6%.

The cost of the buydown is often paid by the seller, builder or another eligible party, depending on the loan program and transaction.

This can be helpful for buyers who expect their income to grow, want time to adjust to a new payment or would rather negotiate a seller credit than a lower purchase price.

It is important to remember that borrowers generally must qualify using the full note-rate payment, not the temporarily reduced payment.
