Flooding is one of the most common and costly natural disasters in the United States, and standard homeowners' insurance doesn’t cover it. That surprises a lot of people, often at the worst possible time.

To get flood coverage, most homeowners need a separate policy through the National Flood Insurance Program or a private insurer. These policies cover the structure of your home and, with an added policy, your personal belongings.
Temporary housing costs aren’t included.

A common misconception is that flood risk only applies to homes in designated flood zones. According to recent FEMA data, about one-third of flood insurance claims come from properties outside of high-risk areas. Heavy rainfall and poor drainage don't follow zone boundaries.

There's also a waiting period to know about. Most flood policies don't take effect until 30 days after purchase.

FEMA maintains publicly searchable flood maps by address if you want to check your area's risk level.

General liability insurance protects your business if a customer, vendor, or member of the public claims your company caused them bodily injury or property damage.

Picture a client slipping on a wet floor in your office, or a contractor accidentally damaging a customer's property on a job site. These situations can result in lawsuits that cost tens of thousands of dollars to defend, even if your business did nothing wrong.

General liability covers legal fees, settlements, and judgments up to your policy limits. It also covers advertising injury in many cases, including accidentally using copyrighted material in your marketing or making a statement that another business claims damaged their reputation.

Some clients and vendors will require proof of coverage before they'll work with you at all. If you're running any kind of business, even a small home-based one, it's worth having a conversation with a licensed agent about whether general liability coverage fits your situation—call now!

If you've ever shopped for car insurance, you've probably seen the terms "liability" and "full coverage" without much explanation.

Here's what they actually mean.

Liability coverage pays for damage you cause to other people and their property in an accident. It doesn’t pay for your own injuries or your vehicle.

Full coverage isn't a specific policy type, but rather an informal term for a combination of liability, collision, and comprehensive coverage. Collision pays for damage to your vehicle after an accident, regardless of fault. Comprehensive covers losses from theft, hail, falling trees, or hitting an animal.

Whether full coverage makes sense depends largely on your vehicle's value and whether you have a loan or lease. On an older car worth a few thousand dollars, the cost of adding collision and comprehensive may not be worth what you'd actually collect in a claim.

Most homeowners assume their policy covers just about everything that could go wrong with the house. The reality is more detailed than that, and it's worth knowing where the lines are before you ever need to file a claim.

A standard homeowners policy typically covers damage from fire, windstorms, hail, lightning, and theft. It also covers liability if someone gets hurt on your property.

As for what it generally does NOT cover: flooding, earthquakes, and routine wear and tear.

That last category catches a lot of people off guard.

If your roof is 25 years old and starts leaking, that's usually considered a maintenance issue rather than sudden damage, which means the repair bill lands on you.

The best time to read through your policy isn't after something goes wrong.
Spending 20 minutes with the declarations page and exclusions section now can save a lot of frustration later.
