- 3% down on some conventional loans

The real question isn’t, “Do I have 20% saved?”

Appraisal and inspection are two words buyers hear a lot… and mix up a lot.
Here’s the simple breakdown:
An appraisal estimates the home’s value for the lender.
An inspection checks the home’s condition for the buyer.
So basically:
Appraisal = how much it’s worth
Inspection = what kind of shape it’s in
Both matter, but they do completely different things.

Think of it as your “I’m serious about this house” deposit.
 
It’s typically held by a neutral third party, can often be applied toward your down payment or closing costs, and is tied to the rules and deadlines in your purchase contract.
 
Translation: don’t just send the money and hope for the best. Know who’s holding it, what it counts toward, and which deadlines protect it.
