Beginning this fall, Fannie Mae and Freddie Mac will require a modernized appraisal report that uses a more dynamic, data-driven format designed to improve consistency, capture more property details, and create a more complete picture of a home's value.
While the report itself is changing, the purpose of an appraisal isn't.
An appraisal is still an independent opinion of a home's market value. It remains an important part of the mortgage process and helps ensure buyers, sellers, and lenders have confidence in the value of the property.
