Angel Oak Home Loans has mortgage products for those less than seven years out of a credit event such as foreclosure, bankruptcy, short sale or deed-in-lieu. Traditional loans that adhere to Fannie Mae and Freddie Mac require seven years out of credit events. That is a long time for a borrower to wait who is financially ready to purchase a home again.

Do not turn a homebuyer away simply because they are a few years out of a foreclosure or bankruptcy! Have them call us first. We have loan options with flexible seasoning requirements:

Bank Statement for self-employed: Allows 2 years out of foreclosure, bankruptcy, short sale or deed-in-lieu

Platinum Jumbo: A non-QM Jumbo product that allows 4 years out of foreclosure, bankruptcy, short sale or deed-in-lieu

Portfolio Select: Allows 1 year out of foreclosure, short sale or deed-in-lieu and 2 years out of bankruptcy

Asset Qualifier: Allows 5 years out of foreclosure, short sale or deed-in-lieu and 2 years out of bankruptcy. This loan qualifies using high assets instead of income or employment.

🚨 HUGE news from the Federal Housing Finance Agency (FHFA): https://www.fhfa.gov/Media/PublicAffairs/Pages/FHFA-Announces-Targeted-Increases-to-Enterprise-Pricing-Framework.aspx. 🚨

🛑 FHFA is taking a hard stance on second home properties and will impose SUBSTANTIAL pricing adjustments. It’s going into effect April 1, but you should prepare now as it impacts purchases and refinances.

Happy Monday!

In light of it being the week of thanksgiving I thought I’d take a moment to share a few things I’m grateful for this year.

To start out I am extremely grateful for my job Capital Mortgage! This is truly the first job where I feel valued and feel as if I am able to have the work life balance that I have always yearned for in a job. I am also super thankful for the amazing team I work with and I continue to be astonished at how well we care for our borrowers and how we strive to ensure their loans go quickly and smoothly!

I am thankful for Amberiffic Johnson and Jenni Davis my mom and my aunt for being my first ever loan clients and trusting me while I was still learning. It gave me space to learn our process and know what to expect for my upcoming loans.

I am thankful for my fiancé and soon to be husband Ruslan Garifullin and his unconditional support of me even on the days where I am overwhelmed. This industry has its up and downs but his consistent love and care helps me keep my head up even on my less enjoyable days.

I am thankful for Aaron Schierbaum and my grandma Terry Schierbaum for introducing me to the mortgage industry and teaching me so much about several steps of the loan process. I wouldn’t have found the success I have today without their help and guidance.

I am thankful for all of my followers on here and on Facebook who are supporting me and my business, It makes me thrilled to see where the future will take me!

When someone wants to wait till the end of the week to lock and come back wanting the same rate 😯

I know this is a market to shop around to get the best deal which I will never discourage you from shopping but I will let you know that without a locked rate we will be subject to the ups and downs of the market until we lock 🔒

Things to keep an eye on when shopping

1. The fees on page two of your loan estimate on the left hand side as those will change company to company
2. The APR on page 3 of the loan estimate which shows the percentage of the total cost of the loan. If a companies APR is low that more than likely means their costs are low as well.
