Mortgage Lingo - Assumption

For a first-time homebuyer, a loan assumption means you take over the seller’s existing mortgage instead of getting a brand-new loan.

You essentially step into the seller’s loan, keeping their current interest rate, remaining loan balance, and remaining term. This can be a huge benefit when the seller has a much lower rate than today’s rates.

For example: The seller owes $300,000 at 3%, and the home sells for $400,000. You may be able to assume the $300,000 mortgage at 3%, but you still need to cover the $100,000 difference with cash, assistance, or other financing.

The big catch: not every mortgage is assumable. FHA and VA loans are generally assumable with lender/servicer approval; most conventional loans are not.

For a first-time buyer, the simplest definition is: “Instead of starting a new mortgage, you take over the seller’s existing one, including their interest rate.”
