Have you heard of a 3-2-1 buydown program? With the current state of the market, these programs are extremely useful at getting a lower rate, especially if you don't plan on living in the home forever.

A 3-2-1 buydown mortgage program can make buying a home more affordable by temporarily reducing your interest rate during the first few years of the loan. In the first year, your rate is lowered by 3%, then 2% in the second year, and 1% in the third year, before returning to the original fixed rate for the remainder of the loan term.
