Not necessarily! Depending on the loan program and your qualifications, you may be able to purchase with as little as 3% or 3.5% down and some eligible buyers may even qualify for a zero-down-payment option.

Putting 20% down can have benefits, but it is not the only path to homeownership.

🏡 Why did my mortgage payment change if I have a fixed interest rate?

A fixed rate means your principal and interest payment stays the same—but your total monthly payment can still change.

🏠 Homeowners insurance can change based on your insurance company, coverage, and premium.

🏛️ Property taxes are determined by the county and can also change over time.

So if your monthly payment goes up, it doesn’t necessarily mean your interest rate changed. It may be because your property taxes or homeowners insurance increased.

Understanding what makes up your mortgage payment can help you avoid surprises later.
