BIG big big big shoutout to our friends at Slice of The Burg for providing NINE (!) pizzas for the houseless this year. Safe to say a tradition has be born (and I have a new favorite pizza place!)

I quietly started a Valentine's tradition last year, pizza, chocolates and love for our houseless neighbors, and really enjoyed seeing that a small act could bring out so much joy and gratitude on a day that maybe isn't so much fun for many.

A little pizza and chocolate can go a very, very long way.

Thanks to Mary, everyone at Slice of the Burg, and the others that helped and donated to this little project this year.

If you're a realtor with buyers waiting on the sideline for the market to "cool off", or know a potential buyer who's holding out, perhaps worth sharing this:

A half point increase in interest rate will add about 10% of the loan amount to the total cost of a 30 year loan (so a $300,000 mortgage costs $30,000 more after 30 years for just a rate increase of 0.5%.)

It appears certain that we will see rates move at least that much in the next year (and likely closer to a full point). Even if the market pulls back a little - something few believe will happen - will it come back enough to offset what you're losing in interest rate?

This is more than just talk - I bought a home in May. I don't much care if I "overpaid"; I can afford the mortgage, and I have an incredible rate. That's worth more - and much safer - than trying to time the market.
