Let the Showings Begin!🏠

All your hard work has paid off. Your home is now ready for market!

We will put one of the keys inside our blue bluetooth lockbox and leave it near the front door. All showings must be approved by you or me, and my lockboxes require an extra, extra code to prevent premature showings - when the showing agent doesn't wait for approval to show and just shows up! This little box sends me a report of every agent who has accessed the key and what time.

I will give you a showing checklist to help you remember things to do when buyers are coming. To
minimize the touching surfaces, we are asking Sellers to turn on all the lights and crack open interior doors. (don't worry, we also leave a big bottle of hand sanitizer by the door!)

Smile! It’s Picture Day!📸

After all your hard work over the past few weeks, we document your progress through professional photography. Well, that and the fact that we need pictures to show potential buyers online.

Prior to picture day we scrutinize the location of the home and how it sits on the lot. The appointment is scheduled at the time of day that would maximize sun exposure on your best features!

I will also give you a checklist of things to do (yes, more things to do) before the photographer arrives such as hide trash cans, turn off ceiling fans and put your toilet lids down.

In today's climate, less than half of buyers in this area physically visit the property before purchasing. Effectively communicating the property through available media is imperative! If the virtual experience online feels good to the buyer, they will want to experience the property in person, so let's put our best foot forward!

By now you've done all the heavy lifting - or heavy cleaning!

Carpets, Rugs and Floors are clean
Windows are sparkling
Bathrooms have been scoured
Landscaping, Paint, extensive Decluttering have all taken place

So a day or so before picture day, give your home a final deep-cleaning. Remember to tackle baseboards, light fixtures, fans and smudges on the refrigerator.

Can we all agree that carpets harbor smells and allergens? So now is the time to get rid of them! Call the carpet cleaners and have them give your carpets, area rugs and upholstered furniture a good, deep cleaning.

Did you know there are other options aside from steam cleaning? It's similar to dry cleaning for your house. In Florida, everything takes forever to dry, so save the steam cleaning for times when you don't have to walk on the carpet for a month.

Also, most carpet cleaning businesses have a grout cleaning option too. Does anyone remember bone-colored tile with black grout?? If your tile has thick grout lines that have darkened over the years, this may be something valuable to look into too!

What about the Kids’ Stuff?

We all know what real life looks like with little ones! Too many toys, dolls, games and artwork can overwhelm a space and derail potential buyers. Make a plan to keep, save or store.

If you are homeschooling, large totes with lids for each child seem to work well. They’re easy to pack up for showings, and everything is in one spot.

Decide which toys they can live without for a month and store the rest. Maybe this is a good opportunity to donate or toss toys they may have outgrown.

Keep precious artwork in a safe spot - not on the refrigerator - and recycle the rest.

Wash Your Windows

We've saved one of the most impactful tips to the end! Wash your Windows!

Hopefully by now the inside of your windows are clean and the frames and sills are dust-free. But what about the outside?

Clean the outside of your windows. This will let more light in and show up better in pictures.

But what if I have screens? Remove them! If it makes sense, remove your screens and store them in the garage. Why? Because how we live in our homes is different from how we sell them.

Have you noticed that some builders don't have window screens on their model homes? Yep. They know the secret.

So take a tip from the professional model (home). Clean, naked windows let in more light and photograph better!

Final Touch Up

As picture day approaches, we are getting all the loose ends tied up. The cover shot in MLS/Zillow/Realtor.com will be a tiny, 1-inch thumbnail the first time Buyers lay eyes on your home - so make it count!!

Look at the flower beds and mulch beds. Have any weeds popped up? Take care of the weeds and top off the mulch as needed.

Is the entrance free from spider webs and debris?
Is the walkway free of ant hills?
Did you miss any touch ups on the house or front door?

And please communicate with your lawn service. Lawn service needs to come the day before picture day, not on picture day…too much room for error on timing!

Plan for your Pets

This is potentially one of the most difficult aspects of showing a home from both the Buyer's and Seller's point of view.

What typically happens? Well, last week I was given a narrow, 20-minute window to show a home. The husband came home from work in the middle of the day, loaded up their 50-lb hound mix and drove her around the neighborhood, so we could walk through the house in peace.

With as inconvenient as this may sound, it's par for the course. Showing a house with a dog home alone is a recipe for disaster. Dogs behave differently when their owner isn't home - they may become afraid or aggressive. Keeping the dog crated isn't any better. I've attempted to show several homes while the dog loses its mind from behind the bars of the crate. Guess what the Buyers remembered? Yep.

Think of creative options.
Can you stack several showings in one day and send the dogs to daycare?
Is there a professional dog walker in your area?
Do your dogs have any friends or family nearby that they can visit?

Please put the same planning and thought into whatever animals live in your home. I got a brutal scratch trying to catch a cat who was running for the open door. I've also been bitten by a duck - they're stronger than they look!

Long story short, make a plan. No one wants to be bitten, scratched or have her pants ripped running from a duck!

Dine in the Dining Room

The purpose of staging and home prep is to effectively communicate physical space over photography. So, I ask you, do you dine in your dining room?

I've seen dining room tables covered in mail, handyman tools, plants and dog leashes..okay, that's me again. But regardless if you have turned your dining table into a homeschool center over the past year, turn it back for photos and showings.

I'm not a big fan of dining table staging with full place settings. Most people are familiar with the activities performed at said table. So clear everything off, and maybe add a fresh floral centerpiece. Just make it look like a place your Buyer can sit and enjoy a plate of food and good company!

Liven up the Living Room

Create a palette for Buyers to envision their friends and family enjoying time together. How we live in our homes and how we sell homes for top dollar are completely different animals!

I admit my living room looks like a Doggy Day Care most of the time...tennis balls, toys and dog beds strewn about. This is not the relaxing, home-y lifestyle you want to convey to Buyers.

What is on your side tables?
How many blankets and pillows are on the couch?
Dog toys? Kids toys?

You don't necessarily need to invest in new hard and soft furnishings. Just declutter, and make the room feel like a bright oasis from the day-to-day chaos that typically fills a home.
