2007-2011 crash was due to anomalies:

We have appreciation data in every zip code. So let's say it's 3.82% 1-yr forecasted appreciation ๐Ÿ’น on this home

โžก๏ธ 6 months โ€ผ๏ธ That's the short amount of time it will take for you to recoup your $10K on this home just off of appreciation alone. Now consider it takes an Avg. of 1 month to close, so in 5 months you break even.

What about after I break even?? In 5 years the Avg. FCST might be 3.66%. So in 5 years that's almost $84K in appreciation.
