Redfin ranked Tampa #2 in the nation for the fastest-cooling housing market primarily due to increasing natural disasters, new construction, rising insurance costs, and elevated home prices. Maybe we are heading towards a buyers market? 🫢

Buyers, listen up! There’s a lot of talk about how bigger is better when it comes to real estate. But does size really matter?

No! Here are some things you should know:

👉 Bigger homes cost more money. It’s common sense—if you want a 4-bedroom house and you can only afford a 2-bedroom house, then you’ll need to save up more money before you can buy it. And if the size of your home increases, so will its price tag.

👉 If your home is too big for your needs, it will be harder to maintain. You might need an extra maintenance budget just to keep up with the upkeep of all that extra space. Or worse yet, you might end up moving out because it’s just too much work!

👉 You don’t need a huge backyard if you don’t have kids or pets! You might think that having tons of space is great… but if no one ever uses it anyway, what good does it do?

So next time someone tells you that bigger is better when buying real estate, remember these tips.

I think you know where we're going with this one…TRUE (of course)!

Just like trying to save money by fixing your plumbing issues yourself might end up costing you more when all is said and done, the same goes for trying to sell your home without the guidance of a real estate agent. With so many other service industries we understand that we should “trust the experts,” why should it be any different when it comes to real estate?

A real estate agent knows these processes like the back of their hand, and if something new comes up, they have a full network of resources that can help them help you.

Selling your home can be a VERY complicated process, but having someone on your team to help you figure it out can certainly make it smoother. These days, who’s got time for all that stress anyway?

Have you ever felt overwhelmed with your home and all the stuff you don’t actually need? 🏡😅

Or maybe your home's size used to work for you, but feels too large and unmanageable now.

Downsizing, or as we like to call it, right-sizing might be the move for you.

Benefits of downsizing include:

✅ A smaller space is easier to clean.
You’ll have less clutter and more time to relax.

✅ Taxes. Typically a home is assessed based on it's above grade square footage among other things. Why pay taxes on space you really never use?

✅ You can save money and reduce your carbon footprint.
Less stuff means less maintenance! It also means that you’ll consume less energy and resources.

Planning to downsize soon but aren’t sure where to start? Let’s talk. 🔑
