🌻 Why do I love educating buyers? Because buying a home is a big decision and I don't believe you should have to make it while feeling confused, intimidated, or afraid to ask questions. One of my favorite parts of what I do is taking something that feels complicated and making it make sense. What does this mean? Why do we need that? What happens next? What are my options? Those aren't interruptions to the process. Those ARE the process.

I want my buyers to understand the decisions they're making and feel comfortable asking questions along the way whether they're ready to buy tomorrow or they're simply trying to figure out where to begin.

Because when you understand your options, you can make decisions with confidence instead of guesswork. And that, for me, is one of the very best parts of this job. 💙

That's one of the misconceptions I hear about USDA financing and the name certainly doesn't help. 😉 USDA loans are designed to encourage homeownership in eligible areas, and some of those areas may look a lot more like the neighborhood pictured here than the middle of a farm.

Depending on the property location and your qualifications, a USDA loan may offer an option worth exploring when you're buying a home. The important part? Don't rule yourself out because of what you think “rural” means.

A successful home purchase involves a lot of moving pieces and a lot of people working toward the same goal. That's why I believe good communication isn't an “extra.” It's an important part of the process.

For my buyers, that means understanding what's happening, what's needed next, and having a place to bring their questions. For my Realtor partners, it means staying connected as the loan progresses so we're working together, not wondering what's happening on the other side of the transaction.

Because when the buyer, Realtor and lender are all on the same page, we can address questions sooner, anticipate next steps and work together toward a smooth closing.

Financing an investment property can look a little different from financing the home you live in and understanding your options is an important part of building a smart plan.

One option you may hear about is a DSCR loan, or Debt Service Coverage Ratio loan. In simple terms, DSCR financing generally focuses on the property's rental income and its ability to support the property's debt obligation rather than qualifying primarily from the borrower's personal income. For certain real estate investors, that can make it an option worth exploring. Does that mean DSCR is right for everyone? No.

That's why I like to start with the goal before we start talking about the loan. What are you hoping to accomplish? Once I understand that, we can explore the financing options that may make sense for your particular situation.

Okay...but what does that actually mean? 🤔 Think of underwriting as the part of the mortgage process where all the pieces are reviewed together. The underwriter looks at things like your income, assets, credit, debts and the property itself to make sure everything meets the requirements for the loan you're applying for.

Sometimes they ask for an additional document or explanation. That doesn't automatically mean something is wrong! Often, it simply means they need a little more information to complete their review. That's also why I ask you for all that paperwork in the first place. 😉

My job is to help you understand what's happening, what we need, and what comes next without expecting you to speak fluent mortgage.

That means looking at more than just the home's price.

We'll talk about things like:

• A monthly payment you're comfortable with
• Your estimated cash needed to purchase
• Loan programs that may fit your situation
• Down payment options
• What price range makes sense for your goals

Knowing those numbers before you seriously start shopping can make the entire experience feel a lot less overwhelming and a whole lot more exciting. And you don't have to wait until you're ready to buy right now to start the conversation.
