🏡 One of the coverages I always review with my homeowners is Equipment Breakdown Coverage.
When we're going over a policy, I like to ask about the age and condition of things like the furnace, A/C, water heater, and other major appliances. Depending on their condition, I may recommend adding this coverage.
One important thing I always explain is that this coverage only applies if something suddenly stops working because of a mechanical or electrical failure. It doesn't cover normal wear and tear or an appliance that's simply reached the end of its life.
I also encourage my clients to think about what it would actually cost to replace these items. A new furnace or air conditioner can easily cost several thousand dollars, and many first-time homeowners don't realize that until they're faced with replacing one.
On the other hand, if your equipment is older, adding this coverage may not always be the best option. In those cases, I often suggest looking into a home repair program, such as CenterPoint Home Service Plus, which can help cover repairs and in some cases replacement .For older systems, that may be a better fit.
