After three years in corporate real estate listening to brokers push balance sheet agendas and pressing us into quick sales (to my own brother, in one case) to hit a vast monthly overhead, the writing was on the wall. I decided to make a clear separation from what makes real estate uncomfortable. For starters, people should be treated as people, not “transactions” going toward custom plates on a R

ange Rover. Rare Form sprouted in 2006 as a low-overhead, nimble, modern brokerage geared toward what matters: personal service with a focus on urban neighborhoods, financial return, and a support network that no corporation’s legal team would allow. Buying a home is a life changing event, and it should move along at your pace, whether you scour east Harriet for five years, or buy a duplex in Nokomis one impulsive afternoon. At least that’s what I believe, and that’s what Rare Form has been about since it was founded in 2006. I won’t rip you off, and I won’t force you into anything that isn’t the perfect fit. My goal is to help you feel comfortable throughout the whole process and make informed decisions along the way. Built in 1926, one Pendergasts first in Tangletown occupying the peak of elmwood hillside looking south over the creek. Measuring in at 1500’ on the footprint. 330 has all the trimmings intact from her original build spec:

💥 sunken living room with trademark palladian doors to outdoor terrace

A revival occurred that was directed by Todd Hansen and featured in the AIA architecture tour. Executed by the very detailed choice wood co. The main floor was bumped to the east providing for mudroom attached garage entry, dinette, and sprawling kitchen.

This is a truly remarkable example of what classic architecture is capable of when original elements are celebrated and modern design is submissive to the master’s that came before us.

the grandad of 1927 🔮 is your “last-landlord.” as good as a tudor interior can be inspiring future purveyors to restore our timeless architecture.

Our classic apartments are unparalleled in the twin cities, we built them to show emerging home owners what classic 🪄architecture is capable of.

The blueprint of amplifying the original elements inside our spaces is not new, however the grit & craftsmanship required to execute restoration’s at this level is nearly proprietary to RFP and our craft trades.

Grandad is another shining example of your last 🛑 before home ownership. Similar to our lamplighter that inspired the current restoration at apex craftsman, this unit is open for summer occupancy and we cannot wait to hangout in her stoic interior again.

The galley kitchen is open to the dining hall in a subtle peninsula wrapped in milled oak to appear as originality intended, with birch shaker uppers preserved over inset cabinetry. Large entry closets made way for in-unit laundry rooms & 🚂 train-car hallway is paneling and sconced in classic glow leading back to her renovated period correct bath and two bedrooms with Anderson’s renewals.

When you peel back all those layers to get to their original equipment, that’s the crystal in all our classic ships.

🍾 Congratulations Grace & Tyler, newlyweds with a wonderful bond & drive to engage in architecture from the golden era. G&T have been renting in NE for a number of years and decided following their wedding was time for their own deeded classic home.

Doris’ Dutch Colonial rests on the edge of the river in Louden Park. An architectural enclave that followed the demise of the Stonebridge Mansion on the Mississippi River. Stick framed in 1922, Doris’ former dutch colonial was overlooked on the marketplace for most of the late fall and into the holiday season.

While her interior is filled with originality, Doris’ dutchie suffered from a bit of trend chasing through the finishes & fixtures. A bland palette: tired millwork & hardwoods with an absence of original lighting.

As housing continues to rise 📈 , purveyors create value from our Improvement Co. the Doris’ spec was approved for a 6 week and 30k budget to revamp Doris’ main floor

our “Sweat Equity” 🎬 scope of work was targeted & concise: beginning with a whitewash delete from her stoic interior, hardwood revival and birch millwork restoration finished in period lighting scope that is sure to amplify the mood in this classic floorplan.

She is trimmed really well on two floors: stacked window inglenooks in each unit, leaded transom windows, stained glass dining built-ins, box beam ceilings, original shaker kitchen cabinets quartersawn oak hardwoods.

Rare Form is built on a foundation of multi-units, our beginnings of restoration and sweat equity all began with multiple doors.
