Sometimes renting is absolutely the right decision.

What I don't like is when people assume buying isn't possible without ever looking at the numbers.

Every market has its own questions.

Right now in St. George, these are the ones I hear most often.

"Should I wait?"

"How much do I really need for a down payment?"

"Are homes still selling quickly?"

Those are all fair questions, but the answers depend on your goals, your finances, and your timeline.

Those conversations almost always end with better information than they started with.

Sometimes buying is still a year away.

Sometimes it's much sooner than they expected.

Either way, you'll know where you stand instead of wondering.

I've always believed good decisions start with good information, and that's exactly what a buying power conversation is all about.

A lot of buyers are surprised to learn that's simply not required.

The best first step isn't trying to guess what you need. It's sitting down for fifteen minutes and looking at your options.

Honestly, I get it.

Golf almost year-round, sunshine, incredible scenery, and a pace that's a little easier to enjoy.

If that day is getting closer, your financing strategy deserves just as much attention as choosing the right neighborhood.

Retirement isn't one-size-fits-all, and neither is a mortgage.

The buyers who seem the most confident are usually the ones who took the time to get pre-approved before they started looking. They know their budget, understand their financing, and can move quickly when the right home comes along.

The answer is... maybe, and there are several ways it can work.

Sometimes it's gift funds.

Sometimes it's helping with closing costs.

Sometimes it's structured a completely different way.

A veteran called me recently convinced he'd already "used up" his VA benefit.

That's probably one of the biggest myths I run into.

In a lot of cases, your VA loan benefit can be used again. Sometimes even while you still own another home.

Every situation is a little different, but don't cross VA financing off your list until you've talked with someone who works with it every day.

Most people are surprised when I tell them to call me before they ever meet with a builder.

Not because I'm trying to slow the process down. Quite the opposite.

Building a home is exciting, but there are a few financing decisions that are much easier to make before you're picking floor plans, upgrades, and paint colors.

Over the years, I've helped buyers build custom homes, work with local builders, and figure out whether building or buying an existing home made more sense for their family.
