Condo financing rules are changing!

Limited Review is going away, and reserve requirements are getting an update too. Established condo projects will generally need to put at least 10% of annual assessment income toward reserves, unless an acceptable reserve study supports otherwise.

What does that mean for Realtors? Get those HOA docs to your lender EARLY, not two weeks before closing!

Your buyer can have great credit, solid income, and cash to close—but if the condo project doesn’t qualify, you could still hit a roadblock.

Condo buyers are still buying. We just need to know the new rules and plan ahead!

If you’re new around here, hi! I’m Melanie. 👋

I’m a mom of five, grandma to three, lover of hiking, traveling, the outdoors, and trying just about any new food I can find. And if you asked elementary-school me what I wanted to be when I grew up? An astronaut. 🚀 Clearly, life had other plans!

I was born in Oregon and moved 33 times before I was 12 (yes, 33!) before my family finally put down roots in St. George—and I’ve called Southern Utah home ever since. After that many moves, I think I learned pretty early just how much it means to have a place that truly feels like home.

I found my way into mortgages as a loan officer assistant and quickly fell in love with helping people through the homebuying process—especially first-time buyers. There’s nothing better than watching the excitement when homeownership starts to feel real.

At the end of the day, helping people is a huge part of who I am—inside and outside of work. I’m pretty grateful life led me here. 🏡🤍

Timing is the reason most move-up buyers hesitate. It is also one of the most solvable problems in the transaction when a lender knows what they are doing.
