With summer coming up, sellers are wondering what’s the best way to sell their house in the summer and if there are tricks and tips they can use to sell this season. While some may seem obvious, it's important to present a home that shows well - a home where a potential buyer can envision themselves!

Tip #1. Run The Air Conditioner

People buy houses that they feel comfortable in because they picture themselves owning and relaxing in that house. And during a hot summer day, there’s nothing that says “comfort” like a cool home. While it may seem obvious, some vacant homes may not have AC running even in the summer months. The air conditioner cools off the house and prevents stale air from building up.

Tip #2. Power Wash The Exterior

During the winter and spring, the exterior walls of your home can attract a lot of grime and dust, which dulls your home. Spend a bit of money and an afternoon power washing the outside walls of your home to really help make it look clean and fresh – it will surely stand out from all the other houses on the street!

Tip #3. Add Flowers

Flowers are an inexpensive way to add a pop of color to your home. Buy flowers to plant around the outside of your home, and bring a beautiful bouquet of flowers into your home as well for a splash of color and interest.

Tip #4. Invest In A Lush Lawn

As soon as possible, start seeding, fertilizing, and watering your lawn. Don’t be afraid to over-seed it in order to get even more grass growing as thick as possible!
A beautiful, vibrant lawn can really stand out when it’s cared for, and that will help to add to the perceived value of the home.

Tip #5. Set The Stage

Help people see themselves in the home! Consider setting the stage so they can feel like they are already there enjoying it.
Bring the barbecue and patio furniture close together. Set the table. Have some fresh lemonade and glasses on the counter. Create a friendly, livable atmosphere! If the home is vacant, consider hiring a staging company.

If you want to sell your home this summer, use these 5 hot summer home selling tips in St. Augustine to help you make your home even more attractive to buyers.

Alternatively, you can bypass these steps and sell your house directly to us, hassle-free. Call or text 904-299-0333 to request your cash offer today!

Do you own a rental property? Did you have a tenant leave it in less-than-perfect condition? It happens! In fact, it’s an experience that probably every landlord has faced at least once.

Is it worth going after the tenant?
You need to first assess the damage & decide if it’s worth going after the tenant. Unfortunately, it often isn’t worth the hassle because it may be a time consuming and even expensive effort to get the tenant to pay you back. However, if the damage is significant enough, you may choose to do this.

Is it worth repairing the damage?
From holes in the walls to missing toilets – we’ve heard of just about everything you can imagine! Sometimes a bit of drywall and paint will fix the problem, in which case you may want to fix it up and rent it out again, and then just accept the inconvenience as the cost of doing business. However, if the damage is not worth repairing yourself then you might be interested selling the home.

Be aware that if you try to sell the house on the open market, you may have to fix it up first. Another option is to sell privately to a house-buying team like ours. (We buy houses in as-is condition and we’ll fix them up ourselves).

To get a fair cash offer for your property, no matter what condition it’s in, just get in touch with us and we’ll give you a no-obligation offer! Call or text us @ 904-299-0333!

Local Florida homeowners who are facing a financial challenge may find themselves in foreclosure.

Foreclosure is when the mortgage loan doesn’t get paid back and the bank begins the process to take ownership of the property to recoup its losses.

If you find yourself entering the foreclosure process, you might wonder if there is anything you can do about it.

While these foreclosure prevention measures might not all work in your situation, here are a few options so you can make the decision for yourself:

1. Pay off your mortgage/sell your property. The quickest and easiest way to end the foreclosure process is to pay off your mortgage.
2. Sometimes you can work out a deal with your bank where you sit down with a mortgage or foreclosure specialist and talk to them about changing the structure of your mortgage.
3. Do a short sale. A short sale is when you sell the property and use the proceeds of the sale to pay down or pay off your outstanding amount with the bank. This keeps a foreclosure from impacting your credit score and it gets the bank off your back!
4. Another option would be a deed-in-lieu-of-foreclosure, which basically means that you will hand over the deed to your house to the bank and they agree not to put you through foreclosure. This will often only work if your house is worth approximately the amount owing on the mortgage.
5. File for bankruptcy. In some ways, a bankruptcy is far more dramatic than a foreclosure because it impacts your whole life. However, once you file for bankruptcy, the foreclosure process has to stop so it’s still a foreclosure prevention measure.

While foreclosure can be scary, One Putt Properties has assisted many members of the community in purchasing their homes and paying off those mortgages when times are tough. If you are in a similar situation and would like to discuss your options for selling, give us a call or text today at 904-299-0333!

Unsure of what to do after inheriting a house? We get it. While you’re grateful to be on the person’s will, inheriting a home comes with a lot of unexpected responsibilities. For example, you’ll now be responsible for taxes, insurance, and any leftover debt. Fortunately, at One Putt Properties...

When it comes to selling your house, you have a couple of options:

You can sell it on the market by stating your asking price and then working with an agent to try and find a buyer (or trying to find a buyer yourself).

You can skip the “sell-on-the-market” process and just work with a buyer directly (like what we do here at One Putt Properties) who can offer you a price for your house.

If you’re wondering, “Would an investor buy my house in Florida for close to asking price?” then here’s what you need to know:

Your asking price is a starting point for the negotiation. If you decide to sell on the market, your asking price will be the starting point and the buyer will usually try to negotiate a lower price.

But here’s what most people don’t realize: the asking price has other factors built in… for example, it assumes that you have fixed up and cleaned up your property so it’s in pristine shape and ready for buyers. And, don’t forget that you have to pay bills, insurance, and taxes on your property the whole time an agent tries to find a buyer (which can take months). And then you’ll have to pay the agent a commission, which might be thousands of dollars.

So your asking price has all of these things “built into it”.

When you work with an investor, you actually skip all of this. At OPP, we will buy your house in any condition - you don’t have to fix up or even clean up your home. You don’t have to pay bills, taxes, and insurance for months while you wait for a buyer to be found. And, you don’t have to pay a commission because no agent was used. At One Putt Properties, we also pay your closing costs.

If you're looking to sell fast, request a fair, cash offer from our team. We are local and care about helping our sellers. Call or text 904-299-0333 to start the process!

So how much is it REALLY to sell your home the traditional way?

Let’s talk about that. 🥸

How much does it cost to sell your home? Obviously, you want to make as much money as possible. You don’t want your potential profit to drown in repairs, upgrades, staging, closing costs, and agent commissions. Unfortunately, it happens quickly.

Real estate markets fluctuate — sometimes they are really hot and there are so many buyers that sellers will list a property and it gets snapped up the same day. Sometimes markets are kind of soft, which means a house might stay on a listing for weeks or even months without getting any offers!

Homeowners who are selling their homes in the second kind of market are often surprised and dismayed to discover just how long it can take.

Whether you’re choosing to sell your house yourself, or you’re using the services of a real estate agent, here are some tips to help you sell your house as quickly as possible.

Capture attention & differentiate from neighbors
Selling your home is a SALE. And in every sale, you need to start by capturing the attention of potential buyers, making your home stand out, or doing something that makes someone stop and look.

Remove the clutter
It is crucial to eliminate all the clutter from the house before showing it off. This is because people need to picture themselves in that space.

Sweeten the deal! You can offer unique terms that will sweeten the pot. For instance, paying the closing costs for your customer.

Market your house everywhere
As you promote your house, be sure to market it everywhere you can. Use social media, websites, blogs, video, and anything else you can think of to get the word out about your house.

Here’s another way to sell your house fast that you might not know about…
Did you know that there are real estate investment companies out there that buy houses for cash?

At One Putt Properties, that's what we do! We are a small St Augustine-based team focused on buying off-market properties with cash in Saint Johns, Putnam, Clay, Duval County and surrounding areas.

We are local St Augustinians who pay market value for properties based on comparable sales and repairs needed. We pride ourselves on providing a reliable, timely and ethical approach to working with members of our community. When we buy a house, we pay cash, without a realtor, and there are no commissions. Plus you don't need to worry about any repairs or clean up!
