1)Paying down credit cards now will help you achieve the highest credit score when I review your credit🙌🙌
2)If you have cash on hand, deposit it, as we require two months of bank statements that are seasoned.
3)If you have a 401k, find out if you can use it for a down payment and obtain the terms.
4)File your 2024 taxes now. If you are self-employed, consider limiting your write-offs to qualify for a mortgage using your tax returns. If you owe taxes and cannot pay, establish a payment plan with the IRS and provide the agreement

🏠Your mortgage is not due when you get the home! Mortgages are paid in arrears. This means you start to accrue interest on the first of the month through the end of the month with the mortgage being paid the month following. If you close March 10th, for example, we collect interest from the 10th through the end of the month in your closing costs. The mortgage begins to accrue April 1-30 and your 1st payment isn’t until May 1! AND you traditionally get a 15 day grace period to pay. I tell clients this for budgeting purposes and if they’re in an apartment lease they can plan a little better knowing this!

🏠You get to choose who your insurance agent is. Many times clients believe we lenders choose for them. It’s 100% your decision! We always can provide you recommendations if you’d like. When you buy a home you need insurance and it’s included typically in your monthly mortgage payment along with taxes.

🏠You don’t pay for your lender! You don’t pay an individual lender for services. You may have bank/mortgage fees but this is not to your individual lender. People are surprised when I tell them getting approved is free and that there isn’t a cost due directly to me. I’m paid by the company I work for to do the loan but you do not owe me a dime.
