Question for my mortgage lender contacts. Have any of you had appraisers switch over to the new UAD 3.6 appraisal form yet? If so, how long did it take for them to process orders and did they raise their fees? I am curious to hear what you have experienced as I am starting to gauge how things are going to take place for our appraisers.

I've been telling everyone since 2020 that you better really like your hone because the value will drop...and now it's starting to show up. Sellers who think they can get exorbitant numbers for homes that wouldn't sell for half of what they have it listed for now are going to need to wake up. There is a market adjustment here that is very much needed.

For those that thought rates were going to continue coming down...like ive said, it will be next year (late 2026) before they truly come down for more than a few days.
