Over the years, I’ve learned that every client’s story is different — especially self-employed borrowers, investors, entrepreneurs, retirees, and people with non-traditional income.

That’s where knowing the “quirky” loan programs really matters 😅

✔️ Bank Statement Loans
✔️ Profit & Loss (P&L) Loans
✔️ 1099 Income Loans
✔️ Asset Dissipation / Asset Depletion Loans
✔️ DSCR Investor Loans (qualifying off property cash flow instead of personal income)

These programs can be incredible solutions when traditional lending says “no” — but they also require experience, strategy, and knowing how to structure them correctly.

This is the part of lending I genuinely love… figuring out the puzzle pieces and helping clients find a path home 🏡

If you’re self-employed, commission-based, an investor, recently changed careers, or just not fitting into the standard W-2 box — don’t assume you can’t qualify.
