๐Ÿก Attention Texas Mortgage Loan Originators! ๐ŸŒŸ

Did you know that even though Texas is a community property state, non-borrowing spouse debt CAN be excluded on FHA home loans?

Several months ago, I made a huge mistake on a loan and forgot to include the 5% payment on the non-borrowing spouse's collections. ๐Ÿคฆโ€โ™‚๏ธ Once it was added, the borrower's debt-to-income ratio was way too high. I am human and we all make mistakes, but this one was about to cost a family their new home. I was determined to not let that happen.

I did a deep dive into the guidelines and community property law in Texas and yelled with joy when I found a solution. I went head-to-head with the underwriters at one of the largest lenders in the country. They did not agree with my interpretation that the non-borrowing spouse's debts could be excluded. Four days and multiple escalations later, their legal and compliance departments weighed in and I received a phone call from the underwriter. The legal and compliance departments agreed with my interpretation of the FHA guidelines and the Texas Constitution. They granted an exception and said that their teams would look further into it and possibly make a policy change as a result.

Loan approved!! ๐Ÿ™Œ

The loan was funded and guaranteed by FHA without any post-closing issues.

I challenge you all to bring this up to your underwriting teams and see if we can get this more widely accepted as there are a lot of families in Texas that can benefit from it.

2023 was not my best year as a loan originator, but also not my worst. It was full of a lot of wins, and some failures, but failure is merely an opportunity to learn. I am thankful for all of my partners who trusted me to help their clients throughout the year. I truly appreciate you all!

This month marks the beginning of my 3rd year in business since going independent and starting Growing Home Mortgage. I have been working the last few months on solidifying my processes and building an ops team so that I can begin to shift my focus to helping others grow.

The name Growing Home Mortgage was derived largely from my self-development journey and striving to maintain a growth mindset. The most important goal this year for myself and my company is to increase our positive impact on the families we serve and the community as a whole.

Part of reaching this goal will be further expanding the company by building a team of like-minded loan originators who have a strong drive to build others up and add value to the people around them. If any of you know anyone in Central Texas who meets this description and is interested in getting in on the ground floor with a newer company, send them my way!

I'm looking forward to making 2024 the best year yet. Game on!

Thanks to the advocacy efforts of AIME Association of Independent Mortgage Experts and the Broker Action Coalition, FHA has announced a 30 basis point reduction in the annual mortgage insurance premium. This is a big win for qualified FHA homebuyers as it will lower monthly payments and improve affordability.
