June home sales were down 8.2% on top of the previous near 5% drop in May. What does this mean, and why is it a good thing? Well, it means home prices are going to hopefully start leveling off and buyers won't be competing with as many offers. It's also good for mortgage rates, so we should start seeing some stabilization there, too. All-in-all, it's still a great time to buy a home.

What's *really* happening with mortgage rates? Let's talk about it. I saw several shares last week about a drop in interest rates, when in fact, we were seeing an increase. It's true that we recently saw some relief in the bond market, but it didn't last more than a few days before taking a sharp dip. Let's first discuss where the information came from. The articles shared were based on Freddie Mac's Primary Mortgage Market Survey. This is a weekly release based on the *previous* week's rates from the top lender's in the country. What does that mean? The article was released 7/7, but was based on rates for the week of 6/27-7/1. So, yes. During that time, bond prices did go up, and rates did come down slightly, but, by the time the article was released, they'd already moved back up. So far this week, we haven't seen any significant movement, but that's not to say we won't after the fed meets again.

It’s that easy! Borrowers have already eSigned the majority of their closing docs before even getting to the attorney’s office. Once they arrive, it should be 20 minutes or less to finish signing the notary docs & get funding approval. BOOM!

Real Estate Tip of the Day: Be careful when considering selling your house to OpenDoor. I had a client sell to them out of convenience, but that convenience cost them an additional 4% in commissions. Even if they chipped in for closing costs to a buyer, it wouldn't have cost that much. That was money they could have put toward their next purchase or moving costs. Everyone has a friend who's a realtor or knows a realtor. Always talk to them first before signing that OpenDoor agreement.
