Roswell Inc keeps proving why it's one of the best rooms in North Fulton.

The August Evening Connect at Wellstar Health System was a great example. Thank you to Steve Stroud and the Roswell Inc team for the work that goes into these, and to Callie Andrews for opening the doors and hosting.

Good to catch up with Geoff Smith (Assurance Mortgage) and Clark Oetting (Northstar Financial). When mortgage, financial planning, and insurance are all talking to each other, the client is the one who wins.

A file can look clean at day 20 and be dead at day 25. Usually it is the roof.

Episode one of The File. I sat down with Shannon Bradshaw to talk about what changed in the Atlanta market. Carriers used to write twenty-year-old roofs without blinking. Now the binder comes back denied right when the buyer is ready to close.

The fix is almost never shopping carriers harder. It is restructuring the file.

Her advice to buyers & other brokers was the part worth repeating: do not wait for the denial. The earlier I am on the file, the more options are still on the table.

Insurance is the load-bearing wall on a closing.

Day one of the lemonade business. Shut down by the HOA before we sold out.

A few lessons landed harder than expected:

Coverage matters. Turns out the paperwork can stop a business faster than the competition.
Running your own thing is hard, and worth it anyway.
The HOA always finds out.

Took the family to the Bahamas with COUNTRY Financial to celebrate top performers.

Anyone who has worked at an agency knows the joke. A client hires you to do marketing and then quietly expects you to be four other specialists on top of it.

For twenty years I thought that was a lot to ask.
Then I sat down with the actual job description for an insurance agent and found the same list, written by somebody else.

The part I underestimated is how much of this work is investigation. The gap in a business's coverage is almost never the thing the owner asked me about. It's the subcontractor nobody mentioned, the delivery driver running on a personal auto policy, the equipment that got added in March and never made it onto the schedule. Nobody's hiding it. They just don't know it's a question.

Twenty years in sports means you're at work on the nights everybody else has off. Weekends, holidays, most of the good stuff. Jessica and I built an entire life inside that schedule and I wouldn't give those years back.

In 2023 I decided I didn't want to build the rest of it the same way. So I opened my own agency in Roswell.

I've barely used this page since. Family photos and whatever my company sent over. That changes now. I'm going to start actually saying something here, in my own words.
