🏡 Buying or selling a home? Here’s an appraisal update worth knowing!

Starting November 2, 2026, Fannie Mae and Freddie Mac’s transition to UAD 3.6 means more detailed reporting about a home’s condition, improvements and features. Some lenders have an approved extension.

🔑 BUYERS: The appraisal helps your lender understand the home’s value and condition. More detailed reporting does not replace your home inspection or guarantee loan approval.

🌿 SELLERS: Gather your improvement list, completion dates and available permits or receipts. These details help tell your home’s story, although upgrades don’t automatically mean a higher appraised value.

📅 FOR BOTH: Ask your lender about appraisal timing and whether it’s using the new format.

Here’s what usually comes out of a seller’s side at closing:

☐ Your mortgage payoff
☐ Broker Professional Fee
☐ Title insurance + Escrow Fees
☐ Transfer taxes
☐ Property tax prorations
☐ Repairs or credits from the inspection
☐ Final water | sewer bill + HOA dues
☐ Home Warranty for the buyer's first year

Every sale is a little different, so the only way to know yours is a net sheet. It's just one of those extra's I do to put you in the driver seat.
