Big update on our Midtown project.

If you’ve been following along, you know that renovating older homes in Midtown isn’t always as simple as submitting plans and starting construction. There are often extra requirements and reviews to make sure any updates fit the character of the neighborhood.

When we submitted our permit package, we immediately got questions about details like the garage door and man door design. We responded, submitted everything needed, and then the waiting game began.

The good news? Our plans have officially been approved.
That means we’re moving forward with permits and could be starting construction as soon as next week.

One of the things people don’t always see on a flip project is everything that happens before the first hammer swing.

Permits, plan reviews, revisions, approvals it’s all part of the process.

Now the fun part begins.

Stay tuned because this one is about to go from paperwork to progress, and we can’t wait to show you what’s next.

Chats with while creating content at our 40th flip letting her know about some great news 🥳

The permits for our 17th flip project were officially approved!

This is a huge milestone and means we’re ready to move full speed ahead with the renovation.

What’s especially cool about this project is that Cayla brought us the property and represented us as the buyer’s agent when we purchased it. Now, once we’ve completed the transformation, she’ll be listing the finished home and bringing it back to market.

This is exactly why we love working with great local agents.

🐾 Custom homes are all about the details... and sometimes those details are for your four-legged family members.

While designing our newest Hilltop build, a simple conversation turned into one of our favorite ideas yet, a hidden dog feeding station complete with pocket doors that slide away and (possibly 👀) a doggie pot filler.

Because why should humans have all the luxury features?

We love creating homes that are not only beautiful but thoughtfully designed for the way people actually live.

Sometimes the best ideas happen right in the middle of a walk-through.

A BREAK IN 😳The reality? There are a lot of unexpected challenges that happen behind the scenes

This week at our East Sacramento rehab project, we got a call from a neighbor that the front door was standing wide open. After a quick trip to the property and a call to Sacramento PD, we confirmed someone had broken in.

Thankfully, nothing was stolen and no major damage was done. But it’s a reminder that even in great neighborhoods, active construction projects come with risks.

The good news? We got everything secured, re-keyed the property, and we’re back to work.

421 40th Street update 🚧
One of the biggest milestones on a renovation project? Passing inspections across the board 👏🏼

We have plumbing updates, electrical upgrades, HVAC improvements, a new electrical panel, reconfigured layouts, added recessed lighting throughout, and so much more to bring this property up to today’s standards.

One thing we focused heavily on was functionality. The original bathroom layout had a standing shower pan in the only bathroom of the home, so we completely redesigned the space to make it more practical for everyday living while still keeping the design clean and elevated.

A lot of what makes a home great happens behind the walls, and those details matter just as much as the finishes you see at the end.

This is US, this is OUR STORY, this is HOW & WHY we ended up where we are. Is this easy, no. Is it worth it, one thousand times, yes. 

We pour so much love and hard work into these homes and truly cherish that they will live on in so many people’s memories, lives and love...there really aren’t words for the legacy this leaves. Hopefully one day our kids will drive their kids around long after we are gone and say, “your grandparents built that, they created something as special as “Home” for people.”
