It’s the little details that separate a good flip from a GREAT one.
On this project, the team built custom shelving that looks like it was always meant to be there creating a functional, finished space without putting the TV in an awkward spot.

📺 They also ran power behind the wall so the homeowners can mount their TV cleanly, instead of having it sitting inside the cubby. Functional upgrades that make a big difference!
And then there’s the painting… 🎨

One of our biggest pet peeves? Seeing paint slapped over outlet covers, hinges, and hardware instead of taking the time to prep properly. The doors that needed attention were removed and painted separately for a cleaner, more professional finish.

It might take a little extra time, but proper prep makes all the difference.

These are the details you might not notice right away, but they’re what help a renovation feel intentional, polished, and professionally done. 👏

We can laugh about it now because it’s CLOSED 😂🥳
But at the time? It was not a laughing matter

This the project was literally 99% finished on the SAME DAY as listing photos. Our designer Christy Hastings was already trying to make sure every last detail was perfect, and it was rush before pictures to get these things done .

But now it’s officially closed, the stress is over, and we can finally share one of those behind-the-scenes moments that comes with flipping and renovating homes.

On to the next one. 😉

Seeing 3225 Rustic Woods featured on Good Day Sacramento was such a special moment. 🤍

So much thought, time, and hard work went into this Loomis new build, and getting to watch it showcased on the news was incredibly rewarding.

This home is truly one of a kind. The views, the layout, the functionality, and the details are hard to fully capture in photos or video you really have to experience it in person.

She’s definitely seen better days… but we see the vision.

Water damage, walls coming down, plenty that needs to be gutted and a whole lot of work ahead, but underneath all of that is a property with some serious potential.

The huge deck, entertaining space, layout and bones already have us thinking about what this place could become.

This is the part of flipping most people don’t see: walking into the mess and figuring out whether the numbers, the work and the potential all make sense.
