I was beyond excited to call my clients this morning and let them know that they are officially homeowners! I met this wonderful young couple who are high school sweethearts close to a year ago at an open house in Folsom, and we kept in touch until they were ready to purchase their first home this past spring! We definitely were feeling the pressure and disappointment of the competitive market in the "first time home buyer price range." We were looking at homes in the 500k range, 2-3 bedrooms, and definitely under 1400 square feet. These homes, especially in Folsom, are flying off the shelves. We lost out on a couple of offers and didn't even get the chance to submit on a couple of other ones. I suggested to them to increase their price point a tiny bit and incorporate a credit for an interest rate buydown. It turns out to be similar. was able let us know exactly what we needed to make things work.

Needless to say, the stars aligned on this one. We started looking at a bit above 600k and found this amazing American River Canyon Home just as the price dropped. It was much bigger than we had been looking at and we were able to get a seller credit for a partial buydown. We made our offer competitive by offering a 15-day close of escrow, so it was a whirlwind from start to finish, but we got it all done. Our due diligence period where you do all of your inspections was quick and we moved through hitting every deadline on or ahead of time. was able to get the loan done in 15 days and our clients are now homeowners as of today!

The best news of the day was that their puppy is okay after eating a sock! It was hard to be excited earlier when I saw them when they were so worried about their puppy! As a fellow puppy owner, I can tell you they almost give us heart attacks!

CalHFA Dream for All Down Payment Assistance is a program that offers down payment assistance to qualified first-time homebuyers in California. The program is administered by the California Housing Finance Agency (CalHFA), a state agency that helps Californians achieve their dream of homeownership.

The CalHFA Dream for All Down Payment Assistance program provides eligible borrowers with a deferred-payment loan of up to 20% of the purchase price of the home they are buying. This loan can be used to cover the down payment and/or closing costs associated with the purchase of the home.

The loan does not accrue interest and does not require monthly payments, but it must be repaid in full when the borrower sells the home, refinances the mortgage, or no longer occupies the property as their primary residence.

To be eligible for the CalHFA Dream for All Down Payment Assistance program, borrowers must meet certain income and credit requirements, and the home they are purchasing must be located in California and meet certain price and other requirements.
