It’s not about who has the lowest rate.
It’s not about who has the flashiest marketing.
It’s not about who can promise the most.

It’s about who is going to show up.
Who knows the guidelines.
Who communicates.
Who finds solutions when things get complicated.
Who ANSWERS THE PHONE when your agent needs you.
And who is just as invested in getting your client to the closing table as you are.

Because a great lender isn’t just there to get you approved.

They’re there to help get you home. 🏡 At the end of the day, it’s not just about a loan. It’s about having someone in your corner.

So when a realtor takes the time to recognize the way I do business, it means more than they probably realize. ❤️

🧏🏼‍♀️ Mortgage rates are getting interesting!! Just ask my side-kick.

The U.S. Treasury just announced it’s increasing its buybacks of longer-term government bonds.

So what does that have to do with your mortgage?

Let’s translate the financial-nerd stuff into normal English.
👇

👉 More buyers for bonds can push bond prices UP.

👉 When bond prices go UP, their yields (interest rates) generally move DOWN.

👉 Mortgage rates tend to pay attention to those longer-term bond yields.

So basically:

More bond buying
➡️ potentially lower bond yields
➡️ potentially lower mortgage rates 📉🏠

GOOD NEWS! 🎉

Does this mean mortgage rates are dropping to 5% tomorrow?

Absolutely not.

Calm down, Facebook. 😂

But it could put some downward pressure on longer-term rates, and that is definitely something I want to see.

And here’s the part I really want buyers and homeowners to understand:

Mortgage rates don’t move simply because the Fed says something.

There are a LOT of moving pieces behind the scenes that affect what you’re actually offered when you apply for a mortgage.

"Can you tell me what my payment will be?"

The most common question I hear.

And trust me, I GET IT.

I actually want you to ask me this question.

Because buying a house shouldn't be about how much the lender will let you borrow.

It should be about figuring out what kind of life you want to be able to afford AFTER you buy the house.

BUT here's the thing....

Your mortgage payment isn't the make or break.

It's the habits

It's the intentionality behind your spending.

It's the little things you sacrifice to gain the big things you want.

And it's time to sit down and be HONEST with yourself about what life actually costs.

Your life.

Not what you wish you spent.

What you actually spend.

Coffee runs.
Eating out.
Amazon orders.
Subscriptions.
Shopping.
Vacations.
Kids activities.
Entertainment.

And then ask yourself:

"What am I willing to change to become a homeowner?"

Because maybe the answer is nothing.

And that's okay.

Or maybe you realize there are a few things you could cut back on because owning a home is more important to you than spending $200 a month on *coffee* or things you barely remember buying.

That's not deprivation.

That's prioritizing.

And sometimes the difference between "I can't afford a house" and "I can afford a house" isn't your income.

It's your priorities.

So, before you ask me, "What payment will I qualify for?"

Ask yourself:

"What am I willing to change to get where I want to go?"

The goal is building a life you love while being intentional with your habits.
