The times, they are a changin'!

We are back to seeing sellers help buyers purchase. 3 out of my last 4 loans, seller is kicking buyer back money at closing to cut down on their cash needed to close.

What does this mean? If you are a buyer who is concerned about money in the bank, this could be a way for you to need LESS cash.

1st Month's Rent (assuming you move in the first day of the month): $2065
1st and Last Month's Deposit: $4130

Minimum amount of money (pet fees, trash fees, etc) required to sign a lease and get keys: $6,195

Average closing costs on a $300,000 home: $4500-6000
0% down options: 0
3% down: $9000.00

Minimum amount required to close: $4500

Down payment assistance opportunity: up to 6% of sales price $18,000
