I started my career in mortgage banking in 1992 working for a family owned bank that was co-founded by my father in 1980. From there, I moved into corporate positions at a few large national banks, until I decided to return to my roots as a Hometown Lender by joining Contour in 2023. My unique blend of experience at both a national and regional lenders is what allows me to deliver my branded “Concierge Elite mortgage services” to both our borrowers and Realtor Partners. I am truly passionate about my profession and the result is that nearly 100% of my personal business is done by referral from satisfied clients, trusted financial advisers, attorneys, and the most experienced Realtors across the Tri-state area. I am recognized as one of the premier FHA, VA and Conventional mortgage professionals in New York State. I am most proud of my work with Homes for Heroes, which allows me to assist Veterans, Police, Firemen, Teachers and First Responders in obtaining homes at discounted prices. As with all “long haul” taxation, it quickly becomes dated and out of touch with it’s original purpose. Taxation of this nature should be short term in nature, and made to go back to the people through referendum often enough that it keeps with its original intent, and so that the politicians do not become automatically reliant on the money it generates to further bloat state and local government

Did you know nearly 1 in 4 homes sold on Long Island this year have been subject to New York’s Mansion Tax? 🏠

When the tax was created in 1989, the $1 million threshold was intended to apply to luxury homes. More than 35 years later, that threshold has never been indexed to inflation — while Long Island home prices have risen dramatically.

That’s why LIBI, alongside a coalition of Long Island business organizations, is calling on state lawmakers to modernize the Mansion Tax to reflect today’s housing market better.

As LIBI CEO Mike Florio told Newsday, “We’re not saying get rid of the tax… but it’s dated at this point.”

If you are looking for a home, make sure you have one of my pre-approvals attached to your offer in order to give yourself the best chance of success!
