Today’s closing… didn’t happen. Package sent to the attorney. Figures finalized. Ready to go . . . and then - Termination of contract.

When a buyer goes under contract, a lot happens behind the scenes. On the loan side, there’s financing, underwriting, and approvals. On the property side, buyers have inspections, repairs get negotiated, and sometimes those repairs are completed before closing—sometimes after.

Even when everyone does what they agreed to do, the buyer always has the right to walk away. And walking away isn’t free—due diligence money, appraisal fees, and inspection costs don’t come back. That’s part of the risk/reward of going under contract.

But here’s the truth: no trusted advisor will ever convince a buyer to move forward if their gut is saying “this isn’t it.” Because once the paperwork is signed, the home (and all the responsibility with it) belongs to them.

So, today’s closing didn’t happen. But I’m confident this buyer will be a homeowner very soon—when the right house comes along, loaded with more knowledge and tools in their tool belt to make the best decision on moving forward.
