A quiet hurricane season still only takes one storm.

NOAA is forecasting a below-normal Atlantic season, but Isabel was a single storm, and on September 19, 2003 it pushed an 8.34-foot storm tide into Baltimore and 7.47 feet into Annapolis. Surge came in 1 to 3 feet higher than forecast in the northern Bay. Fells Point and the Inner Harbor went under.

Three things Maryland homeowners should check before peak season:

Flood isn't in your homeowners policy. It never has been. Flood needs its own policy, and NFIP coverage takes 30 days to kick in. Once a storm is named, it's too late to buy.

Your hurricane deductible may be a percentage, not a flat amount. In Maryland it can trigger any time a hurricane warning is issued for your county - even if the storm never reaches hurricane strength here. At 2% on a $500,000 dwelling limit, that's $10,000 out of pocket.
Your rebuild cost has moved. Construction costs have climbed since you last looked. A dwelling limit set five years ago may not rebuild the same house today.
