What fewer people know is that the work determining whether you get the home, and at what cost, happens long before you walk through a single front door. Scrolling listings without knowing your numbers is like picking out furniture before you have an address. It feels productive. It is not.

Pull your credit reports and check them for errors. Pay down revolving balances where you can and avoid opening new lines of credit. A score improvement of even 20 to 40 points can move you into a better rate tier, and over a 30-year loan that difference compounds into tens of thousands of dollars. Focus on the full monthly payment, not just the listing price. Property taxes, homeowners insurance, and in some cases mortgage insurance are all part of what you will actually owe each month.
