Think about everything you learned in school. Mortgages weren’t on the syllabus. So most first-time buyers walk into this process knowing they want a house and not much about DTI, loan estimates, escrow, or why their rate changes between application and lock. That’s normal. My job is to translate. What each document means, what each number is doing, and what your options look like at every step. You’re not behind for not knowing this already. The “wait this kitchen,” the screenshots, the unsolicited opinions from friends who bought once in 2019 ... all part of the process. But before six people get attached to a house, it helps to know what the monthly payment would actually look like. Because excitement is fun. Surprises in underwriting are not. Every realtor has that one lender on speed dial. The one they call when the appraisal comes in low. When underwriting kicks back a weird condition 48 hours before closing. When the buyer’s “pre-qualification” from the big bank quietly falls apart on day 25. That’s me. Not because I’m magic... because I actually pick up the phone. I understand how to try and restructure a deal when DTI is tight. I know the appraisers who work this area and how to properly dispute a questionable comp. Most loans close fine. It’s the 1 out of 10 that doesn’t, that’s where experience matters. Working on a deal right now that’s giving you heartburn? Send it my way. Something I wish more buyers knew before they start saving listings. The first step in buying a home usually isn’t finding the house. It is understanding how the process actually works. Things like: • what documents lenders look at • how down payment options vary • how long financing actually takes • what steps happen between offer and closing. Once buyers see the process laid out, the search tends to feel a lot less mysterious. The time of year brings a lot of listings, but the buyers who feel the most confident are usually the ones who understand the roadmap first. 🏡

Then we start looking at the details behind the scenes. One might have higher property taxes. One might qualify for a different loan program. One might require less cash upfront. Suddenly the comparison isn’t just about the kitchen or the yard anymore. It becomes a much more practical question: Which one actually works better overall? When the listings stop being just entertainment... All winter I see people casually saving homes — the dream kitchens, the big yards, the houses that are fun to imagine. Then spring listings start hitting their feed and the tone of the messages changes. Instead of “Look at this house 👀” It becomes “Wait… could I actually make this one work?” That’s usually the moment the home search turns from scrolling Zillow at night into figuring out what’s actually possible. Almost every week someone says one of these to me: I’m waiting until I have 20% down. I should probably find a house first. My credit probably isn’t good enough yet. And the funny part is — none of those are actually the starting point. Most buyers are closer than they think. They just have not seen the numbers laid out for their situation yet. Different loan programs. Different down payment options. Different monthly payments depending on how the loan is structured. Once we actually run the numbers, the conversation usually shifts from maybe someday to okay… this might actually work. April Fools might be for jokes, but the mortgage myths people have been carrying around for years are usually the bigger surprise. 🏡
