We're gonna need a bigger ark. 🚢

Warren Buffett says predicting rain doesn't count. Building an ark does. In 2021 and 2022 we could see what was coming — values too high, rates too low, deals structured in ways that made our heads spin. So we got conservative. Fixed rate debt. Careful underwriting. We looked like idiots — but we didn't lose a single cent of investor capital.

I just wish we'd built it bigger. Gotten more people on the boat.

It's the toughest environment in this industry in half a century. A lot of groups lost investor capital. We protected ours — not because we're geniuses but because we built for the weather that was coming, not the weather we had.

Last week, we attended the Destination Medical Center Real Estate Summit in Rochester, MN. This year, we brought a plus one. Baby Elizabeth attended her very first conference! ❤️

Between the baby cuddles and networking moments, we were reminded once again why we believe so deeply in Rochester’s future.

Mayo Clinic’s "Bold. Forward. Unbound." initiative is reshaping downtown through a $5 billion investment in the hospital of the future. Alongside it, the Destination Medical Center initiative continues its 20 year vision of transforming Rochester into a global hub for healthcare, innovation, and economic growth.

One detail from the summit stopped us in our tracks.

In one section of downtown Rochester, there are currently four massive cranes operating at the same time. We later learned that only six of these cranes exist in the entire country.

Four of them are here. 🤯

That is not normal growth.
That is TRANSFORMATIONAL growth. 🚀

Moments like this remind us why we stay focused on the long term vision while remaining agile in the short term decisions needed to navigate changing markets.

We are incredibly grateful to invest in a city with this kind of momentum and future ahead.

The people who say money can't buy happiness didn't give enough away.

For a long time I thought building wealth was supposed to feel like a fight. You push, you grind, you white-knuckle your way toward a number. And when you get there you wonder why it doesn't feel like you thought it would.

The shift for me was realizing that the building was never the point. The point is what happens when your cup runs over. The lives you didn't plan to change. The people you can lift without even thinking about it. The things you can do when resources stop being a constraint.

You can't give what you don't have. But when you have enough — and keep going past enough — something changes. It stops feeling like a push. It starts feeling like a pull.
That's what we're really building toward. Not the number. The overflow.

In a foreclosure, the goal is to lose the bank's money. Not yours. 📊

Nobody gets into a deal planning to foreclose. But the investors who structure deals well are always thinking about the worst case — because how you set up a deal on the front end determines how much it hurts if everything goes wrong on the back end.

That mindset is what separates dealmakers from gamblers. Higher leverage done right isn't reckless — it's actually how you protect your own capital if the worst happens. Low LTV feels conservative. But in a true downside scenario, more of your own money in the deal means more of your own money lost.

We think about this on every deal we structure.

We didn't run out of deals. We ran out of DTI. 📉

Elaine had just left her career for med school. One income. Multiple mortgages. On paper we looked tapped out — even though we knew exactly what we wanted to do next and had the deals to prove it.

Conventional lending doesn't care about your vision. It cares about your ratios. And when you hit that ceiling, it can feel like the whole thing is over.

It's not. It's actually just the beginning — but only if you know that commercial lending exists, and more importantly, how to use it. That's the unlock that changed everything for us. It's what our whole portfolio is built on now.

We did a full rehab in January in Oklahoma City with no furnace. That's not the hard part of this story. 🔥

The hard part was owning a property free and clear — equity built with our own hands — and having a bank tell us we weren't qualified to borrow against it.

If you've ever felt like the system wasn't designed for the way you're actually building wealth, you're not wrong. But there are lenders out there who get it. Finding them changed everything for us.
